Application Process

The application process can be tedious, being prepared and understanding the rental criteria will help the process go smoothly!

 

In previous years, the City of Portland passed the FAIR ordinance. Since SauCo manages homes both inside and outside the Portland City Limits, we have differing rental criteria depending upon the location of your home. 

 

Homes located within the City of Portland require applications to be submitted after the open application period begins, applications are not accepted prior to the open application period. 

 

Please note, a credit score of 600 or above is required for all homes, but can vary based upon the individual property. Please see listing for specific details. All homes are non smoking, and pet policies vary by individual property (breed restrictions do apply).

Applications are considered in the order they are received, and our screening fee is $30 per person 18 and older. This fee is not charged unless you are first in line for a home.

I've Applied, What's Next? 

We are excited you have chosen one of our lovely homes. Approval time can vary in time depending upon how many occupants, and how long your references take to respond. Our staff and screening company will update you along the way!

 

Once your application is approved, you will be asked to pay your security deposit within 72 hours to hold the home for you and then sign the lease execution agreement. 

 

Approved applicants must be rent responsible within two weeks of the date of approval of their application, or within two weeks of the availability date if the property is not "available now".

 

Before move in, you will be sent the full lease documents for e-signing, and will be required to provide renters insurance (qualifying residents only), and set up the appropriate utility accounts in your name. Some of our rental properties are within an HOA, and residents are required to abide by all HOA Rules and Regulations.

 

 

If your move in date is on the 24th of the month or earlier, you will be required to pay your first month's rent prorate prior to move in. If your move in date is on the 25th of the month or after, you will be required to pay your first month's rent prorate plus full rent for the second month at the time of move in. *For February move ins, if you move in on the 22nd or after, March rent will also be due upon move in.

 

If you are moving in within a week of your application approval date, move in costs must be paid with verified funds (cashier's check or money order)

 

Then, it should be time to start packing, bribe your friends to help you move, and get excited for your new place.
