Below are some of the things we can do to ease the stress of being a landlord.
Professional Advertisng -All of our vacant properties are advertised daily on Craigslist, Trulia, Hotpads, FrontDoor, Zillow, Yahoo Real Estate, Facebook and more free of charge. Signage is placed in the yard and directional signage added if needed. Newspaper advertising is welcomed and included at the Owner's discretion.
Tenant Screening - We use an online screening service to ensure your investment is protected. Payment history, Eviction history and Criminal background checks are run on all applicants over the age of 18. We will also check rental history, require proof of income and renter's insurance for all applicants.
Legal Protection - With an in-depth knowledge of Fair Housing and Landlord Tenant laws, SauCo Properties and it's employees are trained to operate in a manner that will minimize your exposure to potential lawsuits. Laws change regularly, and we keep oursleves educated in order to maximize your return on your investment by minimizing loss to frivolous law suits.
Rent Collection - Persuant to Oregon Law, rent is due on the first of the month but not late until the 5th. On the 8th of the month if rent is not paid, we will issue a 72 hour notice of non-payment and you will be notified. We will facilitate eviction at your discretion and assign the tenant to collection agencies if needed.
Professional Maintenance - We have access to the best and most affordable maintenance services and contractors to ensure work is done in a professional and affordable manner.
24 Hour Tenant Hotline - There is nothing worse than a burst pipe or clogged toilet at three in the morning. Let us take those calls, you have better things to do with your time....like sleeping.
Semi-Annual Inspections - In addition to monthly drive-bys, we also enter each home at least twice per year to ensure your tenants are taking good care of your investment. Tenants will be charged for any known damage prior to move out, and we facilitate final accouning and security deposit dispersment immediately upon move out.
Turnover Assistance - At some point, most rental properties will experience vacancy. During this time we will facilitate painting, repairs, pressure washing and any other needed services with your approval. Where possible, this will be done within 5 days of move out to ensure your loss of rent is minimal. No management fees will be charged while you are in between tenants, because if you are not making money, neither are we!
Professional Representation - Our team is the best of the best, and we require the utmost level of professionalism at all times. While showing your property to prospective tenants, we require our staff to wear professional business attire, and treat all potential customers with the highest level of respect.
Accurate Monthly Accounting - Monthly statements will be provided online to all owners, in addition to year end profit/loss statements and 1099 forms. Copies of all invoices for work perfomed will also be provided for your records. You will receive a monthly check for net rent after expenses, after we have verified that funds have cleared the bank. Pursuant to Oregon Law, all tenant rent and security deposits will be placed in a client trust account registered with the Oregon Real Estate Agency.
Online Payments - Prefer to have your rent dumped into your account without a trip to the bank? No problem. In an effort to save a tree, we offer electronic payments to our Owners, but are still happy to mail you a check.
Online Accounts - Log in any time to view your account balance, get a monthly statement, see an invoice copy or management agreement, view company announcements, or just contact us.
One Time Services (finding you a tenant only) - We will advertise your property, show it to prospective tenants, screen all incoming tenants over the age of 18, sign the lease paperwork in your name, then cut you loose to Landlord Heaven. Please call for details on this service.
Save a Tree Program - In addition to online services offered to Owners and Tenants, we distribute our legal notices via email where possible. Oregon law now allows us to give actual notice via email, so we are joining the green revolution!
Fees: Ok Ok. We know this is the real question every investment property Owner wants to know about. Well, read this; We do NOT charge any set up fees, no advertising fees, no accounting fees, no hourly fees, no mileage fees, no showing-up-to-work fees, nada. The only fee we charge is a flat 8% of the gross rent, plus a $350 tenant placement fee which covers our costs for showing and marketing your home. Too easy.
